Pour Your Capital In

Just like pouring water into a coffee maker, you invest your money with us. We use that money to give loans to real estate professionals who buy and fix up properties. Your investment is secure because it’s backed by real estate, meaning if something goes wrong, we have the property as collateral. That way, your money is protected by something real and
valuable.

Brewing the Loans
We’re careful about who we lend to—just like choosing good coffee beans! We also only lend up to 70% of the property’s value, leaving plenty of room between the loan and the full value of the property. This way, your investment stays safe while the borrowers fix up their properties.

The Drip – Monthly Payments
Our borrowers make monthly interest payments to our fund. These payments drip into the Brew and Borrow pot each month and we use those payments for distributions back to our investors.

Just like the last pour from a fresh pot, when it’s time to return your investment, we make sure it’s served promptly, complete with any remaining interest owed to you.

FAQs

How does the Company mitigate risks?

The Company employs several risk mitigation strategies, including thorough vetting of borrowers and properties, requiring appraisals or Broker Price Opinions (BPOs) for all properties, and maintaining first position liens. Additionally, renovation funds are released in stages, contingent on proof of completed work.

What happens if a borrower defaults on a loan?

We hold first position liens with immediate rights to foreclose. Once foreclosed, our team will either wholesale the property to a well-known rehabber or rehab the property ourselves and then put it up for sale.

Do I have to compound my return, or can I take out quarterly distributions?
You are not required to compound your quarterly return. In your investor portal, there will be an option to select quarterly distributions or compounding of returns. You can switch this selection at any time.
How does the liquidity option work?

The liquidity option allows you to request your investment out of the fund any time after the initial 12 months. There is no penalty to withdraw any portion, or all of your investment. When you submit your request, your requested amount will be returned to you as soon as possible, but no later than 90 days.

How are potential borrowers vetted?

The Company focuses on borrowers with a track record of successful property exits. New borrowers must provide proof of completed deals through HUD statements.

What requirements do the assets have to meet?

The asset needs to meet our guidelines of 70% ARV (After Repair Value). Our more experienced borrowers get the higher end of that range.

How long does it take to start earning a return?

Your investment begins earning interest after 30 days or as soon as it’s allocated to a deal, whichever comes first.

Can I add additional funds after my initial investment?

Yes, you can add additional funds at any time. If adding funds brings your balance up into the next investment tier, your entire balance will begin to receive the returns
